Policies
Checking in: Use the self check-in feature on airbnb. Be sure to do this before arriving as there is limited cell service at the house. Here you will get the door code and WiFi information. There is limited service at the house. If you need to use the internet or make a call, log onto the WiFi and enable your phone for WiFi calling. A landline phone at the house is also available. Please text or call Kim the Property Manager when you arrive. General: - Please only flush toilet paper down the drain (no feminine products, paper towels, etc.). Everything else must go in the trash. - Please try to avoid wearing shoes inside the house. - Use the screens if leaving the sliding glass door open to prevent insects or animals entering the home. - Feel free to use the board games and puzzles. Kitchen: - Do not let any food or oil go down the kitchen drain. - Please be sure the gas stove is off when you are not using it. We hope you have had a great time and will come back to visit us again soon. A cleaning service is included in your rental rate; however, we really appreciate you leaving the house tidy prior to departure since we may have a short window before our next guests arrive. Checking out: Interior: - Set thermostats at 55 degrees. - Compile bedroom/bathroom garbage into one large bag. - Make sure the sliding glass door, downstairs door and all windows are shut and locked. - Separate all garbage and recycling and place in the trash can outside – please make sure to put the cables back on to prevent animals from getting in! If there’s not enough room, leave bags inside the house in the kitchen. - Please ensure there is no food or garbage laying around the house. Everything should be put away or thrown out. - Return all furniture, books and games to original locations - Make sure all kitchen appliances are switched off – i.e. stove top, oven etc. - Turn off lights in all rooms - Remove sheets from used beds and put them at the bottom of the stairs - Place used towels on the bathroom floor - Remove perishable food from fridge and freezer - Wash and put away all dishes - Clear all kitchen countertops and leave sink empty - Ensure you have packed all your phone/iPad/laptop etc. chargers - Close and lock all windows - Press the Schlage button and turn lock to lock the front door Garbage: Garbage pick up is on Monday’s No need to take it to the rd the he will come to the house to get it. Be sure to sort your garbage. Recyclables are rigid plastic, metal and glass. Corrugated cardboard (amazon boxes) should be flattened and set next to the garbage cans outside. Exterior: - Ensure gas to BBQ grill is set to OFF position - Dispose of all cigarette butts, bottle tops and litter from the property - Ensure all evidence of pet occupation is removed from around the property - Put any seat cushions used back in storage unit on deck Damage/Breakages: We do not have a problem with the odd breakage, but please let us know about it so we can replace/repair broken or damaged items before our next guests arrive. Faulty Equipment or Appliances: Please let us know about any appliance or piece of equipment that isn’t working. Any items you felt were missing that would have been handy: We like to think we have thought of everything – if we haven’t, we’d love to hear from you how we can make your stay better! Thank you!
Check-In Time: 4:00 PM Check-Out Time: 10:00 AM Cancellation Policy: Guests who cancel 7-14 days before check-in get 50% back. After that, their trip is non-refundable.

Wow this was a great place to spend a weekend. Definitely felt very cozy and secluded. We really felt like we were in the woods but also tot too far from great restaurants and hiking. Hosts were very helpful and check in process was a breeze. We will definitely be coming back.

We had a wonderful stay! The place was exactly as described—spotless, cozy, and in a great location. It was the perfect setup for our family of 6 adults — spacious, safe, and very welcoming. Kimberlie was very communicative and made sure we had everything we needed. Loved the smooth self-check-in. We felt right at home and wished we could have stayed longer!

Beautiful home conveniently located to nearby towns and Roxbury Barn and Estate wedding venue. The host was very responsive and accommodating. Highly recommend this listing for any trips to the Roxbury or Margaretville area!
